Additional Terms: Consulting Services

Roch Agency offers professional consulting services across real estate, relocation, investment, and business setup. These are billed at €50 + VAT per hour.

All consulting services must be paid in advance. No refunds will be given once payment is made or a case is initiated.

Renting Terms and Conditions

Roch Agency offers rental services for apartments, villas, and other properties for short- and long-term stays.

Short-term rentals = minimum 1 week.
Long-term rentals = up to 11 months (unless otherwise agreed).

These rental terms apply in addition to the general Terms above.

Reservations & Payments

30% of the rental fee is due as a non-refundable reservation deposit.
Remaining 70% must be paid no later than arrival day.
If your check-in date is within 30 days, the full 100% must be paid upon booking.

Failure to pay on time will be considered a cancellation.

Cancellations

All cancellations must be made in writing.
All payments made are non-refundable.

We strongly recommend travel or rental insurance.

Security Deposit

A deposit is required before or upon arrival and will be refunded within 10 days of departure if no damage or additional charges are incurred.

General Conditions

Roch Agency acts as an agent for property owners. The rental contract is between the client and the owner. We may sign on the owner’s behalf but are not responsible for issues during the stay.

Tenant Obligations

The tenant agrees to:

Pay for any damages or losses.
Maintain the property in good condition.
Report any issues immediately.
Allow access for maintenance or inspections.
Not sublet the property.
Respect all community rules.

Insurance

It is the tenant’s responsibility to arrange suitable insurance for their stay.

Liability

Roch Agency and the property owner are not liable for any injury, loss, or damage during the rental period or caused by any other person staying at the property.

Complaints

All complaints must be reported immediately during the stay. Complaints after departure will not be considered.

Governing Law

All legal matters are to be settled directly between the tenant and the property owner.

Breach of Contract

Violation of these terms may result in immediate termination of the rental without refund. All remaining belongings may be retained by the property owner or Roch Agency.
